Following are two representative asset management examples in which ViaWest manages clients´ properties in situations in which there is a true value-added component to the asset management process.

Client Examples

Condominium Conversions: ViaWest was responsible for the asset management of the Metro Phoenix properties for a national residential condominium conversion company. As part of a market-entry strategy into Phoenix, the client hired ViaWest properties to establish and oversee its operational presence in Phoenix. During the alliance, the client purchased over $250 million in property in Metropolitan Phoenix, encompassing approximately 2,000 apartment units for conversion to condominiums. ViaWest managed the entire process, including acquisition due diligence, city and state legal approvals, property renovation, vendor selection and management, HOA formation, contract closing functions and other asset management functions. ViaWest also worked closely with the third party sales companies to ensure effective communication among the various parties involved in the conversions.

Commercial Land Development: ViaWest is presently spearheading the development of 215 acres of office, retail, residential, and industrial property in Mesa, Arizona along the Santan Freeway, at Warner and Ellsworth Roads. ViaWest was selected by the landowners to work in joint venture to entitle and plan the property as a significant destination point in the Southeast Valley Submarket of Metropolitan Phoenix. The scope of work includes all aspects of entitlement, planning and marketing including, but not limited to, site planning, infrastructure planning, municipal negotiation, zoning, coordination and involvement in freeway design, condemnation, market analysis and monitoring, land sales and much more. ViaWest manages a team that includes zoning lawyers, land planners, architects, brokers, and civil engineers.
